What can I do if my apartment has habitability issues?
State and local law guarantees your right to a safe and healthy living space. Don't accept broken windows/heaters/stoves/refrigerators/locks, missing screens, cockroaches, mold, etc. Take photos and send your demands for repairs to Page Mill in writing; send copies to the East Palo Alto Housing Services Office.
What can I do if Page Mill Properties is engaging in harassment?
State and local laws prohibit harassment and retaliation by landlords. Document this type of behavior with photos and letters to your landlord. If the behavior persists, file a complaint with the East Palo Alto Housing Services Office.

Where can you find help?
> IF YOU CAN PAY THE FULL AMOUNT THE LANDLORD IS DEMANDING:
Pay the amount demanded, but do so under protest. Write a note and
give it to your landlord when you pay your rent, saying:
“The rent my landlord is demanding is more than I am legally required to pay. I am paying this rent under protest, without waiving my right to seek back rent and damages for this illegal charge.”
> IF YOU CANNOT PAY THE FULL AMOUNT THE LANDLORD IS DEMANDING:
Pay what you think you owe, based on what you have been paying, and include a note that says:
“The rent that my landlord is demanding is more than I am legally required to pay. Please accept this rent as payment in full. I know that there are lawsuits in progress to decide what my lawful rent is. Until those lawsuits are decided, I am paying only what I used to pay.”
KEEP A COPY OF THE NOTE FOR YOUR FILES!!
If you pay less than the amount the landlord is demanding, you MAY receive a 3-day notice telling you that you owe more money. You will have 3 days to pay what the landlord wants. If you pay it within those 3 days, you cannot be evicted for non payment. If you don’t pay the amount stated in the 3 day notice, you may receive court papers.
If you receive court papers, you should seek legal advice.
> SI PUEDE PAGAR LA CANTIDAD TOTAL QUE EL ARRENDADOR DEMANDA:
Pague la cantidad demandada, pero hágalo bajo protesta. Escriba una nota y désela a su arrendador cuando pague la renta, diciendo:
